Garden House is a spacious wing of a Manor house built in the Georgian style and has achieved English Tourist Board 5 star rating. It enjoys panoramic views of the rolling hills and acres of beautiful countryside. provides comfort and elegence.

Bedroom 1 : Two Beds with luxury pocket sprung mattresses with a zip link to create a super-king size, or twin if required, LED TV, en-suite wet room with a powerful shower and additional electric shower, toilet,wash hand basin and shaver point.The kitchen is equipped to a very high standard with solid maple units, granite worktops and all integrated appliances such as dishwasher, microwave and full sized oven and hob.
The dining room has an open fireplace, additional 32” LCD television and a large bay window with double doors leading to the terrace. Settee, CD/ Radio, I-pod docking station.
Cloak room : High level toilet, wash hand basin, washing machine and tumble dryer.


First Floor:
Two bedrooms Bedroom 2 : Cream painted French double bed with pocket sprung mattress, LED wall mounted TV and en-suite with slipper bath, toilet, wash hand basin and shaver point.
Bedroom 3 : Choice of twin beds with luxury pocket sprung mattress, or a zip link super-king size bed, LED wall mounted TV. En-suite bathroom with Mira rain shower over bath, toilet, wash hand basin and shaver point.
The living room with open fire is on the first floor to take advantage of the breathtaking views from the bay window with 32″LCD TV & DVD.

Wi-Fi : Available (own lap-top required).
Heating by oil-fired central heating and open fire. Fully double glazed and carpeted throughout.
Garden: Children’s swing and see-saw set.

Pre Arrival
All customers on completing a Booking Form will be sent confirmation of their booking in the form of a receipt showing amount paid, balance and a set of directions. If using Satellite Navigation please note that we are not in Horncliffe but on the Coldstream Road. When travelling north on the A1, turn left at the East Ord roundabout onto the A698 signposted for Coldstream. The farm is signposted to the left after about two miles on this road. When coming south on the A1, after crossing the River Tweed, turn right at the roundabout onto the Coldstream road as above.

Arrival and departure times are shown on our booking terms and conditions, please refer to website or brochure for any additional information, if in doubt please ask.

Arrival & Car Parking Facilities
Arrival time is after 3.30 pm unless otherwise stated or agreed. Keys are made available by arrangement. The fire will be lit ready for your arrival and an afternoon tea tray is provided. For weekday arrivals please inform us of arrival time and we can organise key collection. Parking is to the rear of the cottages, park facing towards the garden and to the side of The Garden House.

Public Areas – General
In the back garden at Honeysuckle, Bluebell and Primrose Cottage we have provided a play area. The Garden House has its own area. Please insure that children are supervised at all times. This area is regularly checked and should you notice anything damaged please notify use immediately for Health and Safety reasons.

Maintenance
If you come across any issues that need attention please advise and we may not be aware of them.

Shop
The nearest shopping town is Berwick-upon-Tweed where we have a Morrisons, Tesco, Asda, Aldi, Co-op, Sommerflied and Marks & Spencers to name a few.

As part of our commitment to green tourism each house has a fuel allocation. This ensures that you, the customer, gets the best price possible.The allocations are £25 in the 4 star cottages and £35 in the 5 star properties, this allocation is doubled over Christmas and New Year.

All bedlinen is supplied along with bathroom towels, tea towels and dish cloths for the kitchen. When the two person discount applies and you require separate beds please add on £15.00 for the cottages and £25.00 for The Lodge and The Garden House. Additional guests will result in the price reverting back to normal weekly tariff.

Conditions Of Let.
1. Accommodation:

All terms are per week commencing at 3:30 p.m. Saturday and ending at 10 a.m. Saturday. If expected arrival is after 6 p.m. please inform proprietors.

2. Deposit:

When booking please phone to check that the dates required are available. We will hold those dates for 7 days until we receive your booking in writing with a £100.00 deposit per week booked. The balance should be paid 6 weeks in advance of the booking. Payment methods: Cheque made payable to Robert Whitten, Bank Transfers, or alternatively Credit Cards (from May 2011) where a 4% Surcharge will apply. Bookings made using our online booking system are provisional until confirmed by us.
3. Cancellation:

In the event of a cancellation the hirer must advise us immediately. The deposit is not refundable and you would also be liable for the balance of your payment, which will only be refunded if the cottage can be re-let. Cancellations must be phoned immediately and confirmed in writing. We recommend you seek Holiday Cancellation Insurance from your insurance brokers to cover this eventuality.

4. Two Person Discount.:

When the two person discount applies and you require separate beds please add on £15.00 for the cottages and £25.00 for The Lodge and The Garden House. Additional guests will result in the price reverting back to normal weekly tariff.

5. Loss & damage:

The tenants will be responsible for making good any damage caused to the property during their occupation whether caused willfully or not and for replacing any articles of furniture or equipment which may be damaged or lost.

6. Cleanliness:

Your accommodation must be left clean and ready for the new occupants by 10 a.m. on the last day.
8.Non-availability of the property:

Should circumstances beyond his control prevent the property being available, Mr. R. Whitten shall be liable only for the return of all payments made to Mr. R. Whitten.

9. SORRY NO PETS.

When you are getting the 2 person discount if you require the use of an extra bed or bedroom please write this in the NOTES box. This will be charged at £15 for the Cottages and £25 for the Garden House. This will be added on top of the price displayed but will not be shown – it will be shown on receipt.

You can sit outside on the patio, relax and contemplate the rolling countryside all the way to the Cheviot Hills or rustle up a meal on the outdoor B.B.Q. – the choice is yours! Children can safely view the livestock – cattle, sheep, llamas, hens and horses! Little boys will dream of driving massive tractors and machinery and becoming farmers. But why limit the dream to little boys? Little girls will be equally fascinated. They can all safely cycle near the cottages – wind in their hair, sun on their faces and enjoy freedom. I live on site and am usually around all the time at either my house or availabel to call on my mobile 0777 905 1293. I visit all guests on th day of arrival to run through the workings of the house and where everything is located.
