Welcome to the absolutely charming and quiet Victorian village of Halcottsville, nestled in the Catskills Mountains. The house sleeps 6 and is great for families, couples, and groups.

This historic Victorian village home is filled with original period detail and charm that bring you back in time. Simple and comfortable, its the perfect place to relax and cook and enjoy time away from the noise while being close to all that the Catskills have to offer.

The first floor has a large living room with the coziest couch for napping and a wood burning stove for those chilly snowy nights, a dining room with table that seats anywhere from 4-10, and a large farm-style kitchen fully equipped for cooking, including the basics like spices, olive oil, etc. The second floor has four bedrooms - one with a queen bed, one with a full, one with two twins, and a fourth bedroom set up as a playroom with TV, books, and toys as well as a small fold out couch that can accommodate another adult or two children. All of the rooms are comfortably and minimally furnished with great mattresses, nice linens, and dressers for clothes storage so you can hang your hat for awhile and relax!

Here are some notes to help you with your stay, also included on the airbnb site. Enjoy your stay!

ACCESS - You can enter the house through the door at the back of the house (entrance to kitchen). There will be a pad lock on the screen door and a lock on the door. The keys are in the lockbox right there (on the pole). The code is 1975.
During your stay, please enter and exit the house through the kitchen door. While the front door and side porch doors open, the original 120 year-old keys are a little quirky. Please be mindful not to force them or remove them from the tweed.

GARAGE – No access at this time – except to store trash/recyclables.

PARKING – The hamlet is a No Parking Zone. Please make sure to park in our driveway at all times (especially in the winter to allow plow trucks to go by).

LINENS – There are fresh linens on all of the beds. There are extra linens, blankets and towels in the built-in cabinet in the upstairs hallway (close to the bathroom).

PAPER PRODUCTS and Misc – Upon checking in, you will be provided with Toilet Paper and Paper Towels, new sponges, shampoo and conditioner, new/sealed soap bars, dish soap, and laundry detergent. We don’t provide refills for long-term stays, but this will get you started!

COOKING – The kitchen is fully stocked with dishes and cookware for your use. There might be some other basics – feel free to use anything there.
Small appliances provided: Drip Coffee Maker, Toaster, Electric Kettle, and Microwave.

LAUNDRY - There is a washer/dryer in the kitchen for your use.

WIFI – The house has WIFI for your use. The network is NETGEAR16 and password coolwater111. The service is generally really good but if you need to reset, modem and router are located in closet under main staircase.

TV – There is no regular TV/cable service but it is hooked up to a ROKU ONE, so feel free to sign in to your favorite streaming apps (subscriptions and TV provider required).

PHONE SERVICE - If you have a new-ish phone (iPhone 6 or above), there actually is a micro cell built into most devices; go to Settings, then Phone, and turn on the “wifi calling”. Otherwise, cell service is little to none out here!

HEAT – There is a thermostat in the dining room to control the heat of the whole house. All heaters are already on - individual radiators cannot be adjusted. Those are original steam radiators; they will make some noise at first but are very efficient! For the master bedroom and TV room, there are electric heaters.
In winter months, please leave the heat at 55 when you depart so the pipes don't freeze!

COOLING – There are fans in all the bedrooms. Cool night breeze will usually do the trick the cool the house! Remember to keep the windows closed and blinds down on very hot days (which are rare up here).

FIRE STOVE – This is a brand new stove. BYOW (bring Your Own Wood!) You can find wood/kindling at any gas station or supermarket. Please do not use Duraflame Fire Logs or any kind of chemical fire starters.
Tips: Make sure the handle on the flue is in the vertical position, which means the flue is open.
If it’s really cold outside, the smoke will get trapped by the cold air in the flue until it warms up. In this case, burn some paper and/or kindle and hold it inside until you see the smoke going up and out.
We find that leaving the door slightly ajar while the fire takes off is best. Once you started putting bigger logs, you can close the door completely. You can then control the burning (air intake) with the handle at the bottom left of the stove.
Once the stove has been burning awhile, check the dial on the back right of stove. If the needle is in the “Catalyst Active” position, you can push the back right lever toward the window which will create a very efficient burn.

PLUMBING - The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper (no feminine products or wipes – even “flushable”). If it is found that any improper material has been flushed and clogs the septic system, you could be charged for the plumbing services needed.
Also, please note that the toilet’s flapper valve sometimes stays open, a wiggle of the handle will close it!

WATER – The water is city water. The kitchen cold water has an extra filtration system.

FRONT AND BACK STEPS/DECKS – In winter months, these can be snowy and/or icy. Feel free to use snow shovel and ice melt if it is there - otherwise, please be cautious!

FURNISHINGS/FLOORS – All hardwood floors have been redone; we ask that you please do not move any furniture in the house or scratch floors with shoes and luggage, etc.

PETS - We love them, but please let us know if there are any “incidents” on rugs or floors that you couldn’t properly wash off so we can ask our cleaner to do some magic! NO CATS.

TRASH - There is no regular trash service at this property. During your stay, please place all trash and recyclables in the garage. Caroline will come and pick up once/twice a week.
For sorting, please refer to the “Mville_Transfer_Station” document attached to the email.

CLEANING – (For 1 month and longer stays) We offer 1 free cleaning per month. If you would like to take advantage of them, please let us know a couple days/times so we can coordinate with our cleaner. Otherwise, there is a vacuum in the closet by bathroom upstairs and mop/bucket on the way to basement. No cleaning products provided.

GENERAL RULE - If you break something, say something! Just so we can replace/fix it in a timely manner. Also, if you see something is malfunctioning/broken, please let us know!

CHECK IN/CHECK OUT - Check in time is set at 4pm and check out time is set at 11am. We ask our guests to respect those times in order for the cleaning person to have sufficient time to clean. We are happy to accommodate check in/out times if the calendar permits.

DAMAGE/RESERVATION DEPOSIT:
Your deposit is fully refundable after your departure, provided the following provisions are met.
•No damage is done to the house or its contents, beyond normal wear and tear.
•The house is returned in the same state as found upon arrival
•All trash removed from property

ACCESSIBILITY – Guests have access to the whole house, excluding attic and garage.

QUIRKS - The windows in this old house don't all stay up on their own. You will see pieces of wood by each window to hold them up when open!

DRIVING DIRECTIONS
Cell service may not be too reliable as you navigate through the mountains, so as a back up; here are some old-fashioned, written directions!

Put Arkville, NY into your GPS.
When you get to Arkville turn onto Route 38 (right before the Distillery). After a mile, turn right onto Route 30 (towards Roxbury). Go on for about three miles and turn left onto Halcottsville Road (you will see a small green sign pointing to the village of Halcottsville – this is also where one of the only light pole is!).
Our house is about 1/3 a mile down the road on the right hand side. It’s the white/blue house before the firehouse.

LOCAL ATTRACTIONS –

-Belleayre Ski Center (Highmount)– 4 Seasons Resort with incredible skiing in the winter and a beach in the summer!
For ski gears, check out Jimmy’s Ski Shop at the bottom of the Resort access road, they have great gears for rent and a little bit cheaper than the resort
- Susan's Pleasant Pheasant Farm (Halcottsville - closed in winter) - Kayaking on beautiful lake Wawaka. They rent kayaks and bikes too!
- Plattekill Ski Resort (Roxbury) – Skiing, Mountain Biking, and Skyriding!
- The Porch (Halcottsville)– Photographer Don McPherson’s Art Gallery
- The Ark Bowl & BBQ (Arkville))– 10 lanes! Great food and drink menu!
- Hannah Country Club Golf (Margaretville) – Scenic 18 Hole Golf and Restaurant
- Catskill Recreation Center (Arkville) – Gym and indoor swimming pool!
- The Pakatakan Farmers Market in the historic Kelly Round Barn (Halcottsville, NY)– Every Saturday 9am-2pm From Memorial Weekend to Thanksgiving. Holiday market as well!
- The Union Grove Distillery in Arkville is right before you turn on Route 38 on the way to the house!
- Delaware & Ulster Train Ride - Scenic and seasonal train tours – May-Oct only.
- River Tubbing on the Esopus with the Town Tinker in Phoenicia
- Hunter and Windham Ski Resorts are also nearby – 40mn car ride
- Interested in good second-hand deals? Check out the Thrift Shop on Main Street in Margaretville!

Nearby towns that are fun to visit for antiquing, shopping, and dining include Margaretville, Andes, Bovina, Delhi, Phoenicia, Woodstock, and Roxbury.

-Freshtown Supermarket in Margaretville (Open Mon-Sat 7am-9pm – Sun 7am-8pm) - Great mix of organic and regular grocery fare!
-CVS - Right next to Freshtown Supermarket in Margaretville
-Wine – Margaretville Liquor Store on Main Street has a great selection as well as Roxbury Wine and Spirits - downtown Roxbury (next town up on Hwy 30) - excellent selection of wines.
-Coming from NYC, you can also pick up groceries at Fairway or Trader Joes on Route 17 or at the IGA in Boiceville on Rte 28.

Please note that most stores/restaurants/attractions might be still closed. Most restaurants will offer take out and some may offer dine-in.

Halcottsville is the sweetest little mountain village! Quiet and sleepy, its a true gem tucked away in the Catskills Mountains. Lake Wawaka is at the center of town - amazing for kayaking and taking long walks and bike rides around it. Enjoy the summer sounds of the East Branch of the Delaware River flowing while watching the sunset on the front porch in the summer! In the winter, cozy up by the wood burning stove and enjoy those magical nights when a fresh dusting of snow comes through for excellent skiing the next day at nearby Belleayre, Plattekill, Hunter, and Windham ski centers.

-Bread and Breakfast in Arkville (best breakfast around, and anywhere in the world frankly - to die for bacon/ham/sausage egg and cheese on house made ciabatta bread, best pancakes with berries ever!)
-Brushland Eating House in Bovina (absolutely incredible dinner spot about 20 minutes drive from the house but well worth it. Make reservations as they do book up!)
-Outsiders Kitchen and Cafe - right outside of Halcottsville on Route 30, between Halcottsville and Margaretville (this great spot just opened and has breakfast, lunch, and good coffee!)
-Public Restaurant and Lounge in Roxbury
-The Phoenicia Diner in Phoenicia
-Table on 10 in Bloomville
-Peekamoose Restaurant and Tap Room in Big Indian
-Bebert's in Fleischmanns

GROCERY STORE/PHARMACY/WINE -

-The Pakatakan Farmer's Market in the summers for locally grown produce and meats - this is a couple minutes away from the house in the Kelly Round Barn on Route 30 - open Saturdays 9am-2pm summer into fall.

-Freshtown Supermarket in Margaretville (Open Mon-Sat 7am-9pm – Sun 7am-8pm) - Great mix of organic and regular grocery fare!
