This condo is one of the best layouts in Mammoth Lakes ~ 2 bd + loft / 2 ba upper corner unit in a great central location close to restaurants + shops and can sleep up to 6 people in beds. The loft has a twin/twin bunk, twin/full bunk. Queen beds in each bedroom. 400MB WiFi. Shuttle stops for Red, Purple, and Grey Lines right outside condo door. You will thoroughly enjoy your stay here in Mammoth Lakes!

This condo has been our home away from home for the past 10 years! It is a very clean and well kept unit with all the comforts of home.

Please read all the information below as some items include fines levied by the town of Mammoth Lakes, the Condo Complex (HOA) association, or by the condo unit owners.

We want our guests to have a great time and believe these rules are simple and and easy to follow.

The condo is in one of the original complexes in Mammoth Lakes and is well maintained. We only ask that you treat our home like your own. Below are some guidelines and rules to help make your visit and stay better.

DURING YOUR STAY:

1) ABSOLUTELY NO PETS OR ANIMALS! This allows all guests (including those with pet allergies) to enjoy our space. If we discover pet hair or evidence of pet in the condo, you will be asked to leave immediately with no refund and fined $400.00 for us to steam clean, plus any additional costs for repair damage caused by the pet.

2) NO SMOKING! The Condo Complex is NON-SMOKING! Please do not attempt to smoke or vap inside the unit or outside within the Condo Complex (balcony, stairs, etc...). If we discover any traces of smoking or vaping, you will be asked to leave immediately with no refund and fined $250.00 for us to air out the unit. If you are also caught smoking in the complex, Condo Complex management will fine you $250/incident and you will immediately be removed from the condo unit.

3) BEARS: There are a lot of bears roaming in Mammoth, including in town. DO NOT LEAVE any food and drink items in your car! Remove all food and other things that have scent, like sunscreen, scented lip balm, candy, gum, etc. REMOVE all coolers, boxes, etc. Bears are curious creatures with keen sense of smell and will rip your car apart to get to things you leave inside.

4) WiFi: Internet access information available in the condo unit.

5) KEYS: Two keys are available in the lock box for your convenience. They are not to be copied. If they are lost, you will charged $50.00 replacement fee for each key. We recommend that don't take the keys with you daily but leave them inside the lock box during your outing. This ensures that you won't ever be locked out when you return from a fun day of being on the mountain!

6) HEATERS: We recommend leaving the downstairs heater at at no more than 60-65 degrees. There is also a wood burning stove that heats up the entire condo (including loft) very, very well. There are small wall heaters in each bedroom downstairs that work incredible. PLEASE DO NOT PUT ANYTHING IN FRONT OF THEM. IF YOU DO IT MAY CAUSE A FIRE! When about to leave at the end of your stay, please set the living room heater unit to 55 degrees and turn off all heaters in the two bedrooms.

7) ELECTRICAL PANEL: If a fuse blows during your stay (unlikely as the panel is brand new), you can reset it at the electrical panel inside the hallway closet or directly with each GPF switch in the bathrooms/kitchen. If you have any issues please contact us or our unit handyman. Contact information available inside the condo unit.

8) PLUMBING: If the toilet clogs, there is a plunger in the hallway closet. There is also Draino in the hallway closet if the plunger does not work. Anything more serious, please contact us or our unit handyman. Please ONLY FLUSH toilet paper down the toilet drains.

9) TRASH: There is a trash can and recycling can under the kitchen sink, plus small waste baskets in each bathroom. You are responsible for taking the trash out during your stay and when you depart at the end of your trip. Dumpsters for the complex is across from the condo unit. Dumpsters are opened from 9am to 9pm daily. Please make sure to re-attached the bear locks (carabiner) after use.

10) KITCHEN: This is a fully stocked kitchen with appliances that are 7 years new. Everything is electrical so please be careful of putting plastic on the range top until it's completely cooled down. There are plenty of dishes, bowls, cups, glasses, utensils, silverware. Just look through the cabinets and drawers. Cook to your heart's delight with the full assortment of pots, pans, bakeware and small kitchen electrics. PLEASE USE THEM WITH CARE so that others can too! If you break any item, you will be charged accordingly. We inventory everything after each visit to make sure that our place is ready for the next guest.

11) WOOD BURNING STOVE: The lighting of the wood stove may take some practice but worth it to enjoy a fire after a day on the slopes. Stack kindling, then a smaller piece of soft wood (pine). Don't put in too much to start. Once the first piece of wood burning and hot, then add a larger log. We've left some Oak logs for your stay (do not use these to lite the fire as it will not work - use softer wood like pine that you can purchase at DIY Center, RiteAid or Vons). If you require more wood you can purchase at Vons, RiteAid or DIY Center (they are within walking distance). There is a metal can next to the wood stove for the ash but PLEASE DO NOT remove the ashes unless you know how. The cleaning service will take care of it.

12) CLEANING: Please take care of our home like your own. The cleaning service is not intended for cleaning up after rockstar types. If the condo is left in disarray and excessively dirty, you be charged an additional $185.00 above the original cleaning fee. Our 3rd party cleaning service calls this the "deep clean" fee.

13) KIDS/TODDLERS: The condo is NOT baby-proof. Our youngest son has been enjoying the condo since infancy without any major mishaps. Please be mindful of the stairs to the loft and the HOT wood burning stove.

13) SKI & SNOWBOARD STORAGE: NO SKIS, SNOWBOARDS OR POLES ARE ALLOWED INSIDE THE CONDO UNIT. We have a dedicated and secure Ski & Snowboard closet, outside next to the front door. Use this closet to store your skis, snowboards, and poles. You will be given the security code to the closet upon check-in. Wet skis, snowboards and poles can damage the unit. Any damage to the condo unit from skis, snowboard, or poles is the full responsibility of the guest. If any damage is discovered the guest will be responsible for the total cost to clean, repair or replace any damaged item. If any guest is found to be storing skis, snowboards or poles in the condo unit, you will be asked to leave immediately with no refund.

CHECK-IN PROCEDURE:

It's an easy, self-managed process. We will email you with your check-in information on the morning of your arrival - usually around 10AM. This will include the code to the lock box at the door of the condo unit.

CHECK-IN is 4PM unless otherwise arranged in advance.

***NOTE*** Early check-in must be arranged and confirmed at least 24 hours in advance of your arrival.

1. PARKING: Parking on the complex property requires a parking permit. Two (2) unassigned parking spaces are available for this unit only. Yellow parking tags are located inside the condo (inside the Condo Unit Manual), please put one on your rear-view mirror once you arrive. The complex WILL TOW for unauthorized cars parked and any fines assigned by the HOA are your responsibility ($200/day per vehicle). Please respect the two car limit. There is ample parking at the Park & Ride immediately next to the Condo Unit. Please be aware of Plow Days (details and phone # is listed on the refrigerator and bulletin board) and move your car accordingly. The Plow Days schedule is posted in the Condo Unit along with the phone # you will need to call to determine if your car(s) need to be moved. Cars left in the wrong space on Plow Days have been demolished! There is normally additional free parking in the lot next to our building at the Park & Ride.

2. WiFi & ENTERTAINMENT: WiFi password will be provided to you on day of arrival. We have Blu-Ray players for both TVs and some movies for you to enjoy or you can rent from Redbox at Vons. There also board games and books to enjoy. Please take care of using them so others can too.

CHECK-OUT is 10AM unless otherwise arranged in ADVANCE.

***NOTE***Late check-out must be arranged and confirmed at least 24 hours in advance of your departure. If you are confirmed for late check-out, you will be need to have your personal items and bags packed and at the entry of the unit so that the cleaning service can work around you. If you return and the condo is clean, please leave it as such for the next guest or you may get charged another $185 Cleaning Fee to have the cleaning service team revisit to clean up again.

If the cleaning service arrives and you have not packed your personal items and bags packed, you will be charged an additional $185.00 above the original cleaning fee (basically double what they charge). The cleaning service calls this the "inconvenience fee" because they will re-schedule the cleaning of the condo for another time or schedule more crew to take care of the cleaning.

1. DISHES, GLASSES, SILVERWARE: Please put all dirty dishes, etc in the dishwasher before leaving. Please run the dishwasher. Only place dishes, glasses or silverware in the dishwasher. Everything else, including all pots and pans must be hand-washed before your departure. You will be charged an additional cleaning service of $125.00 for washing dishes and pots and pans left in the sink.

2. FOOD & FRIDGE: Please remove all perishable items from the fridge. It is okay to leave basic condiments, like butter, for the next guest, but please don't leave a bunch of leftover food in the fridge. The next guests needs space for their goodies too. Additional cleaning service of $25.00 for removing excess food.

3. SHEETS & TOWELS: ***THIS IS IMPORTANT*** Please ONLY remove bed sheets and pillow cases from the beds you slept in and pile them together downstairs under the stairway. DO NOT REMOVE blankets, mattress covers, comforters, duvets, etc... Please also place all used towels in this same pile. If you remove or place anything but bed sheets, pillow cases and towels in this pile, you will be CHARGED for each item at its FULL REPLACEMENT COST. NO EXCEPTIONS.

4. TRASH: REMOVE ALL trash from the condo unit and place in the complex dumpster directly across from the unit. You will be charged an additional cleaning service fee of $25.00 for trash removal.

5. HEATERS: Please turn off heaters in the two bedrooms. Turn the heater setting in the living room to 55 degrees.

6. LIGHTS: Please turn off all lights when you depart unless otherwise indicated on the light switch (front door).

7. KEYS & LOCKING DOOR: Please close all windows and ensure the wooden dowels are in place in the windows for added security. Close the front door and lock the deadbolt with the key. Place both keys in the lock box and make certain that the lock box closes.

8. PARKING: Please return the parking permits to the Condo Unit before departing. Additional fee of $25.00 will be charged for replacing the permits.

9. SUPPLIES: Every effort is made to provide you with ample basic supplies like toilet paper, paper towels, dishwashing liquid, etc. If you run out during your stay, we can provide additional supplies for an additional charge through our cleaning company. The other preferred option is to utilize one of the local grocery stores that are within walking distance to obtain any needed supples.

If you have any comments, suggestions or have an issue during your stay, please do not hesitate to contact us. We are in Mammoth Lakes almost every weekend and during holidays.

Please be advised that this is an upper condo unit so you will need to go up a flight of stairs from the parking lot to the front door. The interior is two-levels with a staircase to the loft. Climbing stairs is a necessity.

You will have full access to the condo. We do have an owner locked off space in the loft that doesn't impede the space along with a small locked cabinet in the kitchen. These spaces are used to ensure the condo is maintained and does not include any personal belongings. Please respect these spaces as they help ensure your stay is enjoyable!

CANCELLATION

Cancel up to five (5) days before check-in and get a full refund (after deduction for service fees). Cancel within the five (5) days of arrival and the first night is non-refundable. We will refund 50% of the nightly rate for the remaining days booked on your reservation. Service fees are refundable when your cancellation occurs within 48 hours of your initial booking.

2 NIGHT MINIMUM

All reservations require a minimum of two night stay unless otherwise stated.

We're a super active family that combines sports with fun! We fell in love with Mammoth along with our kids due to the vast opportunities for outdoor fun and literally spend our weekends here to get away from the hustle of the city. We believe in treating everyone as we would want to be treated ourselves and thus our condo is setup as if we are going to stay there any day of the week. We also aren't afraid to upgrade if we need to ensure our guests stay is comfortable and enjoyable. We just upgraded the downstairs living room TV to a 55" UHD and have ample WiFi coverage as we often worked from here and needed great bandwidth. The kitchen is fully stocked and ready for a home cooked meal! We love our condo and hope you will too!

You will not likely see us during your stay, but if you need to reach us, we are usually in town every weekend. For emergencies when we are not in town, you will still be able to reach us or our handyman.
