A newly built, modern self catering studio within the grounds of the established Kimberley B&B.
Situated a 500 metre flat walk to the centre of the beautiful village of St Agnes, and only a short stroll to the spectacular coastal footpath, and the beach.
A unique opportunity to have a full cooked breakfast delivered to your studio ( or in the garden on a sunny morning)
A perfect central retreat for people touring Cornwall, or exploring the coastal paths and beaches.

The studio has a personal parking area and entrance, with a large storage cupboard for suitcases, bikes etc. WiFi connection throughout.
The stairs take you up to the fully equipped studio with a kingsize bed (which can be divided into twin beds).
There is sofa bed to provide extra sleeping for guests.
The kitchenette has a full combination microwave with oven and grill facilities, a two burner electric cooktop, a slow cooker, and a fridge with a separate top freezer.
The wall mounted tv with DVD player can be turned to be viewed from the comfortable sofa bed, breakfast bar or lying in bed.
The ensuite bathroom has a large walk in shower, sink and toilet.
A quiet retreat is found in the window alcove.

Guests are very welcome to use the garden terrace, pond side and garden niches to sit and relax in.

St Agnes is a picturesque village, with a wonderful all-year-round welcoming community. It is designated an Area of Outstanding Natural Beauty.
There are 4 beaches to explore, and miles of stunning coastal scenery.
Much of Poldark is filmed on St Agnes Head, which is rugged and beautiful, with a rich mining heritage. (It’s author, Winston Graham, lived and wrote the Poldark novels in Perranporth, just a few miles away.
The village has many food outlets, from tiny coffee houses to bistro restaurants, and award -winning real ale pubs.

Neil and I open our house for B&B guests from Easter until October. We are both retired teachers, and love meeting people, and sharing our love of St Agnes and Cornwall. We love to explore our county by car, bus and walking, so have lots of local knowledge to help people to get the very best holiday experiences.

Sue and Neil are both retired teachers and have run their B&B for the last 12 years. They are very happy to share all their local knowledge about the nearby area and the best ways to discover Cornwall. Guests are welcome to borrow maps, leaflets and books with all the helpful information.
For a relaxing evening or wet afternoon, a large selection of DVDs can be borrowed.
