The City Council of Palm Springs and the County of Riverside have put a moratorium on vacation rentals in order to limit the spread of Covid-19, until June 1, 2020.

You have access to the entire house for your enjoyment and comfort. You will be greeted by the property manager who will give you the keys and answer any questions. The Property Manager will also be available for any question which might arise during your stay.

As a vacation rental guest, you, your guests and your invitees have agreed to assume the risk and liability for the use of the pool and spa.

Reservation is not confirmed until booking deposit has been received and a signed rental agreement has been secured. Person signing the agreement and paying is required to be 25 years of age or older and a photocopy of an ID for the signer is required. The person signing the agreement must also be in residence throughout the duration of the rental and is responsible for all other guests. This a requirement by the City of Palm Springs for all vacation rentals.

Pricing includes air conditioning, pool heat, outdoor gas fire pit, and extra spacious spa.

Palm Springs Transient Occupancy Tax of 11.5% is mandatory by the City of Palm Springs and will be added to all stays under 28 days.

You will be contacted by Su Casa Property Care for information needed to draw up the agreement for your review and signature. They will need a NON AirBnB email address to do this, as AirBnB will sometimes block out phone numbers and email addresses.

This agreement is made between (Provided when booked), hereinafter “Management”, _________, hereinafter “Renter”. Management agrees to rent to Renter the selected property at (Provided when booked) AirBnB#(Property ID Number) (hereinafter referred to as “rental”), under the following conditions:
TERM: This agreement shall commence on _____ and terminate on ______ for the rental period of ___ nights. The rental cost of $________ rent, cleaning fee, and city tax and is paid through AirBnB.
A security deposit of $750.00 is not included in the Rental cost and is held by AirBnB.
Unless prior written approval by Management is given, a ½ day additional rate will be charged for any unapproved check-out after 11 am. Check in time: 3 pm or after.

CANCELLATION: The AirBnB cancellation policy applies to this rental agreement.

SECURITY DEPOSIT: The refundable $750.00 security deposit is required, for protection against home damage. If no damage or excessive cleaning expense is incurred, the full deposit will be refunded within the AirBnB policy.

If damage occurs, or an excessive cleaning expense is needed, Management will provide an itemized list of any damages and/or cleaning items, within 5 days following the termination of the rental departure.

Any damages and/or excessive cleaning services will be assessed and will be deducted from the security deposit, and the remainder of the $750.00 deposit will be refunded to the Renter within the AirBnB time policy.

RENTAL PAYMENTS: Payments are processed through AirBnB.

ADDITIONAL FEES: Payments for additional fees are to be paid through (AirBnB) 30 days prior to check in date.

MINIMUM AGE TO RENT: 25 years old to execute/sign rental agreement. Renter must also be in residence during the rental period.

HOLD OVER: Renter shall deliver possession of the residence in good order and repair to Management, upon termination of this agreement.

SUBLET: Renter may not sublet residence or assign this rental agreement without written consent of Management.

CLEANING FEE: A cleaning fee is required and has been included in the rental cost above.
• We prefer that furniture not be moved, but if you choose to move furniture around, a $50 per hour fee will be assessed, if it is not put back in the same spot.
• The Jacuzzi & pool are very expensive to run, please turn OFF Spa when not in use so that the filtering system may continue to operate and maintain the pool heated and clean.
• Excessive cleaning charge may and will apply if the guests do not practice basic cleaning habits. Clean up accidental spills that can cause permanent stains to interior or exterior floors, furniture, bed linens, towels and walls.
• Linens and towels damaged; tears, stains to linens and towels as a result of improper use will be deducted from security deposit.
• Please place trash in the appropriate trash receptacles. We ask that common sense be used to minimize the potential of an excessive cleaning fee.

FIRE & CASUALTY: If residence becomes uninhabitable by reason of fire, explosion or by other casualty, Management may, at it’s option, terminate rental agreement or repair damages.

RIGHT OF ACCESS: Management shall have the right of access for repair and maintenance during reasonable hours. In the event of an emergency, Management may enter at any time to protect life and prevent damage to the property.

USE: Rental shall be used so as to comply with state, county and municipal laws and ordinances. The City of Palm Springs limits the occupancy of the overnight guests to 6 people. Day use is limited to a maximum of 10 individuals. The city of Palm Springs has permitted the property for parking of only 3 vehicles. Any violation of this local ordinance that results in any FINES, either to guests or to the homeowner, will be the responsibility of the Renter and could result in forfeiture of security deposit.

The following is a list of all overnight guests staying for the duration of the reservation.


Renter shall not use rental or permit it to be used for any disorderly or unlawful purposes, or in any manner so as to interfere with other resident’s quiet enjoyment of their residence.

Any misuse of property as described above or activity or noise resulting in complaints by neighbor(s) shall result in the termination of the rental agreement and no refund of rental payments or security deposit.

The City of Palm Springs strictly enforces quiet hours between 10:00 pm and 10:00 am and these times must be respected. Amplified music is not allowed to be played outdoors at anytime. Noise should be kept to within property line. If police are called as a result of neighbor complaint, the Renter will be responsible for any fines or citations issued to either guests or to the homeowner during the Term of stay and could result in forfeiture of security deposit.

PROPERTY LOSS: Management shall not be liable for damage to Renter’s personal property of any type, for any reason or cause whatsoever.

PETS: Animals, birds or pets of any kind shall not be permitted inside the rental unit at any time, unless the prior written approval of Management has been obtained and a $100.00 pet cleaning fee has been paid.

SMOKING: This is a NON-Smoking home and a $250 penalty will be assessed for any smoking infractions. Smoking is not allowed inside or outside at this property.

INDEMNIFICATION: Renter releases Management from liability and agrees to indemnify Management against losses incurred by Management as a result of (a) Renter’s failure to fulfill any condition of this agreement (b) Any damage or injury happening in or about rental premises, to renter’s invitees or licensees or such person’s property; (c) Renter’s failure to comply with any requirements imposed by any governmental authority; and (d) any judgment, lien, or other encumbrance filed against Renter as a result of Renter’s action.

As a vacation rental guest, you the Renter, your guests and your invitees have agreed to assume the risk and liability for the use of the pool and spa.

ENTIRE AGREEMENT: This agreement and any attached addendum constitute the entire agreement between the parties and no oral statements shall be binding. It is the intention of the parties herein that if any of this rental agreement is invalid, for any reason, such invalidity shall not void the remainder of this rental agreement.

FAILURE of MANAGEMENT to ACT: Failure of Management to insist upon compliance with the terms of this agreement shall not constitute a waiver of any violation.

Palm Springs Good Neighbor Brochure, Statement of Rules and Regulations and list of vehicles allowed overnight: These documents are attached separately for your review. We will provide them again at check in. All three documents must be kept in residence during your stay and then kept on file by us after; as required by the City of Palm Springs. Any violation of the ordinance that results in any FINES, either to guests or to the homeowner, will be the responsibility of the Renter and could result in forfeiture of security deposit.

1. This is a residential neighborhood and the city of Palm Springs has a strictly enforced noise ordinance. Quiet time is 10:00 pm to 8:00 am.
a. Please refrain from all loud noises and loud music that could disturb neighbors as this will not be tolerated. Music is never allowed outside at any vacation rental.
b. Please be a courteous neighbor to others who are living in close proximity. Security deposits and occupancy per your rental agreement are at risk.
c. If the police are called due to violation of noise ordinance you will be held responsible of any fine issued and associated expense resulting from the incident.
d. The City of Palm Springs only allows for 3 vehicles to be parked at the property overnight and will issue a citation for any additional vehicles. 2 cars are allowed in the driveway and only 1 car allowed on the street. Please plan accordingly. Palm Springs will routinely check for compliance. Renters will be responsible for any resulting fines both to the renter and to the homeowner for any violations.
