Listing Description: This Studio Bedsit space offers comfortable quiet accommodation in leafy central Dublin. A two minute walk from Leeson St., fifteen minute walk from St Stephens Green & Grafton St., with easy access to city and to the many restaurants in Ranelagh.

This is one of two similar Self Contained Studio/Bedsits for one person available at this property. There are also two other Self Contained Studio/Bedsits (slightly larger) for two people on the same corridor.
The space contains:
1. A bedroom with single bed adjoining an en suite, toilet, shower and sink, with hair dryer along with a fixed or hand held mirror.
2. A small sitting room area with easy chairs, dining table, TV (Irish Channels Only) and complimentary telephone with calls to Dublin numbers only.
3. A small closed off kitchenette with electric cooker, fridge, microwave, toaster, electric kettle, sink with delph and cutlery. The kitchenette is a basic back up amenity presuming that guests will be eating out for their main meals. It would not be suitable for regular daily preparation of meals at home.

All guests have their own separate entrance to the four rented rooms. You enter through the ground-floor door by the side of the property, walk the entire length of the building (fully lit at night) and then through a second door at the rear of the extension.

IMPORTANT NOTICE from Host:
In mid February 2018 Air BnB introduced a major redesign of their website. While the overall effect of the redesign is positive, I am afraid that some aspects of the redesign can leave a prospective guest confused in the following areas:
A. BATH: The new website design does not allow a host to differentiate between a bathroom which just has a bath and a bathroom which just has a shower. ALL OUR LISTINGS HAVE A SHOWER AND NO BATH.
B. CAR PARKING: The new website design does not allow a host to differentiate between street parking charges at Week-ends and street parking charges on Week days. ON NORTHBROOK ROAD THERE IS FREE PARKING AT WEEK-ENDS & BANK HOLIDAYS (FRIDAY 7PM TO MONDAY 8AM). DURING WEEK DAYS THE COST OF PARKING IS PROHIBITIVE RUNNING UP TO €35 A DAY.
C. PRICING: The new website design for my double room listings, for some unknown reason is showing a lower nightly price than what I have indicated on the pricing set-up. DO NOT BE SURPRISED WHEN YOU FIND A HIGHER NIGHTLY PRICE WHEN YOU GO TO MAKE A BOOKING.
4. BED ICON: The new website design for the home page of my single room listings is showing an icon indicating that the room has a double bed. MY SINGLE ROOM LISTINGS ONLY HAVE A SINGLE BED.
I apologize in advance to all prospective guests for any confusion which may result from these website glitches within Air BnB. Hopefully they will soon be sorted out.
1. Our house is a residence for retired members of our Order who have given their lives in the service of others in different parts of the world. They too are happy that our house is being used to welcome others. All they would wish for is that you have an enjoyable stay in our home and that you respect the quietness of the house and neighbourhood.
2. We live in one of the most secure and safe parts of our capital city but for your safety and security, all guests should note that a CCTV system operates in and around our entire property. The only internal camera is located downstairs in the corridor of the rented space.
3. Irish Weather: If you are visiting Ireland for the first time you should note that our weather is very unpredictable and that we regularly experience rain even during the height of the summer. For someone accustomed to heat and regular sunshine it is advisable to pack a few light sweaters as well as a small umbrella. You may be lucky and bring the sun and the heat with you but you cannot count on that.
July is the hottest month in Dublin with an average temperature of 16 °C ( 60 °F ) and the coldest is January at 5 °C ( 41 °F ) with the most daily sunshine hours at 6.3 in May. The wettest month is August with an average of 80mm of rain. The best month to swim in the sea is in August when the average sea temperature is 15 °C ( 59 °F ).

Ranelagh is a leafy suburb of Dublin just south of the Grand canal. Originally a village, it was incorporated into the city of Dublin in the 19th century. In 1785 the first manned balloon flight in Ireland took off from Ranelagh and landed in Clontarf on the north side of the city.
The rented property is a 10 minute walk to Ranelagh village with its many fashionable restaurants and small shops. Just over ten minutes in the other direction and you are at the gates of Stephens Green having walked through fashionable Leeson Street with its clubs and restaurants. A further five to ten minutes and you find yourself in Grafton Street to do you shopping and heading on to Trinity College for the famous book of Kells.
The rented property is a 10 minute walk to Ranelagh village with its many fashionable restaurants and small shops. Just over ten minutes in the other direction and you are at the gates of Stephens Green having walked through fashionable Leeson Street with its clubs and restaurants. A further five to ten minutes and you find yourself in Grafton Street to do you shopping and heading on to Trinity College for the famous book of Kells.

I am a Catholic priest responsible for the running of our own property here in Ranelagh, Dublin 6. Over the years I have worked in the USA, the UK, Africa and of course Ireland. I was born and grew up less than a mile from where I now live so I am very familiar with the area. In order to assist us to continue to live here in our home in Ranelagh, we have set aside a complete separate section of four self contained rooms (2 One bed & 2 Double bed) for visitors who may wish to visit to enjoy the sights and beauty of our capitol city. This self contained section of the house has its own entrance with access to the four separate rooms available on the same corridor inside this entrance. We live in a quiet area of the city and our house is generally quiet as it is a residence for our retired members, some of whom are quite elderly. I welcome any contact with our visitors in order to be of assistance to you but be assured that it is possible to stay with us without meeting anyone other than the person who welcomes you to our home.
