Contemporary cabin just outside the quaint village of Franklin in the heart of the West Catskill mountains. We’ve meticulously restored this country cabin with new amenities, a modern aesthetic and blazing fast Fiber optic WiFi. Franklin is an amazing location for exploring the West Catskills and includes many breweries, restaurants, hiking trails and antique shops. We’re 3 miles outside Franklin, 15 minutes from Walton NY and 30 minutes from the Baseball Hall of Fame in Cooperstown, NY.

Stunning Passive Solar Cabin on 135 acres & pond

Just the perfect cabin. This newly built, passive solar house has a wood-burning stove, incredible views and is drenched with light. The house is intimate yet connected to the outside, with total seclusion and every imaginable modern convenience! It’s an architect-designed marvel of concrete, glass and reclaimed wood that sits on 135 acres of field and forest with a lovely swimming pond and miles of hiking trails. The cabin sleeps up to 6 people in two bedrooms and a spacious sleeping loft.

Parkston Schoolhouse

Relax and unwind in this historic converted one-room schoolhouse. Built in 1870, the Parkston Schoolhouse served all grade levels in the Livingston Manor area. The schoolhouse was retired and converted to a cozy cottage style home in the mid 20th century and has recently been renovated into a stylish tiny home getaway. The home is tucked into the hillside along the beautiful, winding Willowemoc Creek and is set amidst a lush Catskill landscape just a five minute drive from Livingston Manor.

The home is on the sleepy Main St of a hamlet with a fully fenced yard for you to relax with kids or pets :) You can truly unwind and enjoy nature without having to leave the property, stroll the rail trail just a few doors down from the house, or use our tips to explore the area!

Rental is located next to a busy road , if you are not comfortable with some traffic at certain times of the day then this may not be for you I would also note that this home is small inside but very comfortable . There is a cozy yard to relax in next to a fire pit and a table and chairs if you would like to eat outside. I will provide firewood for one night, and charcoal for grill for one night as well. Located 1/4 mile from home is a local place to purchase extra wood .

Butternut Farm Cottage

Butternut Farm Cottage is an 1880's farmhouse. One and a half story great room with wood burning stove, kitchen, dishwasher; laundry room, two bathrooms and library with TV and Wifi. Lots of natural light. Sound system throughout. Covered porch. Comfortable beds. BBQ grill and fire-pit. Good for couples, solo adventurers, business travelers, families, and medium size groups (up to 6). **While not an issue for most some ambient noise from Rt. 17 is heard when outside.

Charming Cottage on 12 Secluded Acres + Hot Tub

This Catskill cottage is situated on 12 secluded acres with stunning mountain and valley views. The main house features three well-appointed floors with two bedrooms downstairs, a primary bedroom with ensuite on the top floor and a wood burning stove on the main floor. The property also features a separate studio with a large stone patio, fire pit, cedar hot tub, pond, and scenic forest trail beyond. Close to skiing, hiking and golfing!

Perched high among the trees, Gingerbread is a 1950’s Swiss chalet that sits on 4 acres. This is the house everyone slows down for, points and says ‘ that’s the house I would want Upstate’. Well ….she's taken. But I am so happy to welcome you as guests for a short period of time. Gingerbread comes with all the little touches making it feel like the perfect home away for a week, weekend or however long you can escape your regular life.
