Welcome to our spacious, pet-friendly 1960s home tucked away on 5.5 private acres - just mins from two of the most popular towns in the Sullivan Catskills: Roscoe and Livingston. This bright 4 bed/3 ½ bath home works great for a couple or a crowd with plenty of indoor and outdoor space to gather or spread out. There’s a dreamy (and VERY well-stocked) kitchen. Two living rooms are perfect for leisure or work-from-home needs, and the home is stocked for visiting families. Deluxe 6-person hot tub!

This off grid, alternative powered site is located towards the front of a large twelve acre estate, alongside a flowing brook. Elevated over a natural spring that flows year round, the Japanese inspired aesthetics of this private, tiny cabin sits perched atop a deck among the wooded trees overlooking the waterway the mineral spring feeds, but not before filling the in-ground, cedar lined, two person, bubbling hot tub heated with a wood burning stove. One of two glamping sites on the 12 acres.

Sit on the deck listening to the brook below. The cozy cabin sleeps 4 with a king size bed in the loft and a comfortable queen sleeper sofa. Enjoy a meal at the rustic table that seats 8. A pull down screen and projector make a fun movie night. Beautiful 100 year old wood floors from the Jim Beam factory. Amenities include full laundry, Bosch appliances, wifi, wood burning stove and fire pit. In the warmer months enjoy the renovated Airstream that sleeps four. (Currently unavailable)

Butternut Farm Cottage

Butternut Farm Cottage is an 1880's farmhouse. One and a half story great room with wood burning stove, kitchen, dishwasher; laundry room, two bathrooms and library with TV and Wifi. Lots of natural light. Sound system throughout. Covered porch. Comfortable beds. BBQ grill and fire-pit. Good for couples, solo adventurers, business travelers, families, and medium size groups (up to 6). **While not an issue for most some ambient noise from Rt. 17 is heard when outside.

Spacious outdoor, w/ gazebo, hammock , picnic table & hot tub! Less than 2hrs from 2hrs from the GWB this is a great year round getaway!

The cabin soaring ceilings and large windows create a light filled space and big views onto the Willowemoc river - stroll down the bank to fly fish one of the areas most famous rivers, or just enjoy looking out over it from your own private deck. After sunset enjoy the outdoor firepit, or indoor stone clad fireplace, or cook a feast from the chef's kitchen.

Half Moon: Fairytale Catskills Retreat

Enjoy nature in style at this fairytale in the forest. This idyllic escape combines whimsical structures, curated gathering spaces and a private wooded hillside surrounded by hiking trails and quaint towns. Disclaimer: This is a rustic cabin. Heating is from a wood-burning stove, there is no AC. The bath house is a separate structure from the cabin, up a hillside with stone steps. Cooking is via charcoal grills, small outdoor kitchenette or fire.

Hot Tub Hideaway, Roscoe, NY

15 min from Livingston Manor, 2 hours from NYC, a 2-bedroom, 2-story cottage—with hot tub—on wooded acreage. Cozy up by the fireplace in winter or on the porch in summer. First floor: kitchen with dining table for 6; living area with fireplace, drop-down projector screen, record player, writer's nook; bathroom w/ shower. Upstairs: king-bed bedroom; queen-bed bedroom; bathroom w/ tub, reading area. (Downstairs sofa also comfortably sleeps 1).
