Escape to the country and unwind at this charming, elegant cottage in 2 acres of lovely gardens with swimming pool, tennis badminton and table tennis, and county walks starting from your door. Located on the edge of the award winning village of Cuddington, walk to the thatched roof pub for drinks and dinner or village store for supplies and news papers. Only 10 minutes drive to the bustling market town of Thame, 35 minutes to Oxford, 40 minutes to London by train and 45 minutes to London LHR.

Your private home is tucked away in its own plot, within the grounds of a 380 year old Grade II listed home. Set in the rolling hills of the Chilterns 'Area of Outstanding Natural Beauty' & close to the stunning Ashridge Estate. 10 min drive to Berkhamsted. Explore beautiful walks on the doorstep or take a 2 min stroll up to the Amaravati Buddhist monastery for meditation. The Harry Potter Studio Tour is 20 min drive away or settle in at the award winning Alford Arms pub in the nearby village.

It contains a king bed, chair & work desk; kitchen with fridge, sink, hob and microwave and all necessary crockery and utensils etc; wardrobe, drawers; bathroom with good size shower; wifi TV and USB sockets; its own central heating and hot water systems and modern decor. Towels, tea-towels, soap, washing up liquid and bed linen provided along with some basic food items such as salt/pepper, teabags, coffee, sugar, squash, etc

Set in tranquil mature gardens & situated next to the owner's cottage & the historic Saxon village church with a lovely pub serving lunch and evening meals Tues- Sun a 5 minute walk away. We are 30 mins from Bicester Village, Silverstone, Stowe House, Waddesdon Manor, Claydon House, The Ridgeway, The Chilterns, Ascott House & Bletchley Park.

The Pool House, for 2 adults & up to 2 children

The Pool House is a contemporary spacious, private, hideaway, perfect for a romantic getaway or just a stay to explore the surrounding area. Styled with a shabby chic vibe. THE SPACE IS ONLY SUITABLE FOR 2 ADULTS & 2 CHILDREN AGE 12 AND UNDER A HOT TUB SPA AVAILABLE ALL YEAR ROUND. If I have late availability, I will reduce the rate a week before. THE POOL IS NOW CLOSED IT WILL REOPEN ON THE 1st OF MAY 26 THE POOL WILL BE HEATED IN JUNE, JULY & AUGUST, IT WILL NOT BE HEATED IN MAY.

The perfect location for those exploring the Chilterns, designated an ‘Area of Outstanding Natural Beauty’ walking, cycling or for those working locally. The name is inspired by the 50+ species of bird found locally, including the Red Kites.

In the evenings sit and watch the sun go down around your fire pit or stay cosy indoors with your log burner. We are a working farm and you may see the tractor trundle past feeding our herds of Texal sheep (Lambing right in front of you in April 2026!) and Limousin cows grazing in fields, or watch the many birds.
