Unwind in the rooftop Hot Tub after a day of wandering the Bluebell Woods, playing Crazy Golf on site, exploring the nearby Ashdown Forest or the local Vineyard for Wine Tasting or enjoying the onsite Ice Cream parlour. Betty boasts a super comfy double bed downstairs and European sized bunks up top! Heating upstairs & Down, as well as heated blankets during colder months to keep it nice and cozy. Coco Lodge at Burnt Barns Farm offers an idyllic place to stay, located in a secluded spot on 180 acres of farmland, woodland and 400m from a spring-fed lake for wild swimming, private, wood fired hot tub and wood-fired sauna ( the sauna is an additional booking from £30. All year round. With its own private garden, you have uninterrupted views of open pasture and distant views to the South Downs. There's a firepit with plenty of logs and a gas bbq for convenience. Dogs are welcome on leads.

Countryside location with hot tub and sauna

We are offering our pool house which consists of sauna, hot tub, kitchen, double shower room, bedroom/living room with separate wc. Beautiful countryside views. This building is located in our garden which is an acre in total. From the garden you have the added bonus of seeing Llamas and wild deer in the adjoining field. We are situated close to the cuckoo line and there are beautiful walks nearby. We do allow dogs but we do ask that they are added to your reservation as we make a charge.

Large deck and sun-loungers by the swimming pond. We use the garden too, it’s part of our home but there is plenty of opportunity for privacy.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
