Only around 10 minutes walk from the flee market area (where there are many shops, restaurants and cool bars), Jaffa old city, Jaffa port and the beach, and about 2 minutes walk from one of the best Humus in Israel, my local coffee place and the light rail station, where you can take a light rail directly to Tlv city center every few minutes
