We have private river access for fishing from our garden, scenic walks and cycle rides from the door step, & excellent local pub within 15 min walk. BYO kayak to explore the local river wildlife, or hire our new Hot tub to enjoy the sunset over the valley. Located on Norfolk/Suffolk border, an ideal base to explore the many delights of the region, including beaches, historic villages and numerous attractions

Barsham Old Hall Cowshed

The Old Hall Cow Shed is located on an idyllic organic smallholding surrounded by woodland in the beautiful Broads National Park. It is ideal for a family break, for small groups of cyclists or walkers or for a quiet break for a couple. It is fully equipped but does NOT have a TV. There are games, books, music, fresh air and an amazing pub just 15 minutes walk across the marshes. The accommodation has solar PV, solar water heating, a wood burning stove and is insulated with sheep's wool.

Queenies Cottage has been beautifully restored to retain many original architectural features whilst providing modern comforts; underfloor heating, woodburner, fitted kitchen , downstairs wet room and an ensuite shower room to the master bedroom. The Little Barn, Topcroft, Artist’s home

The Little Barn, a 16th Century hideaway artistically restored, by a Suffolk artist. With no through traffic and no light pollution, silent evenings and clear night skies. Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. A large modern kitchen and a real woodburner in the large sitting room. A private patio outside with fairy lights at night, a bbq, firepit and private garden at the back of the property.

The Hobbit - A Cosy Country Hideaway near Norwich

The Hobbit is a small cosy hideaway, located within the grounds of a beautiful English country garden. The space gives the feeling of an old ships cabin, with original oak beams and panelling. The place might be small but still has all the comforts of home, including a standard double bed, underfloor heating and a deep roll top bath. As well as being furnished with antique fixtures and fittings. The Hobbit has a small but lovely garden room, where guests can just watch the world go by.

Forest lodge-style self-contained cabin with one bedroom and open plan living space & kitchen. Set on a quiet country lane in a large garden in the countryside, 7 miles from the picturesque seaside town of Southwold and 1 mile from the charming market town of Halesworth. The Cabin is a timber building constructed from reclaimed and sustainable materials and heated by a cosy log burner. Thyme Cottage

Beautifully positioned just a stone’s throw away from the River Waveney, this charming 2 bedroom cottage is idyllically located in the heart of the thriving market town of Beccles, within minutes’ walk to the many independent boutiques and chain shops, an excellent collection of eateries. With the local Lido and easy access to an array of activities the river has to offer such as canoeing, kayaking, river trips and many more, there really is something for everybody.

Bright and airy two-bedroomed caravan with decking and patio area. Very quiet and in a corner spot next to woodland, close to marina, lovely secluded walks. Restaurant and bar within minutes walk. A unique space in a detached timber building arranged as a "Cabinet of Curiosities" (BEWARE Some are quite scary). The space is heated by a wood burner. There is a sleeping loft with double mattress, It has WIFI. pool, sauna and hot tub. An adjacent building contains a shower room/toilet and small kitchenette with a fridge, microwave, toaster and kettle.
