Charming barn conversion in the Kent countryside

Barneta is the annex of a converted barn and is set in an idyllic spot on a sheep farm in the heart of the Kentish countryside but only 10 minutes drive from Hildenborough train station with trains to London and the South Coast. All the amenities of Royal Tunbridge Wells are 20 minutes drive away. It is an excellent base for walking and there are many places of interest to discover such as Penshurst Place, Chiddingstone and Hever Castles with fantastic local pubs along the routes.

Our private annexe is nestled in a peaceful cul-de-sac, just 3 miles from Chartwell and 4 miles from Sevenoaks. London Bridge is a convenient 30-minute train ride away. Enjoy high-speed WiFi, HDTV, and a well-equipped bathroom. Refreshments like coffee, tea as well as an assortment of snacks are provided for our guests. The house recently featured in Mr Bates v The Post Office, & the roundel was the actors green room.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
