Unwind in the rooftop Hot Tub after a day of wandering the Bluebell Woods, playing Crazy Golf on site, exploring the nearby Ashdown Forest or the local Vineyard for Wine Tasting or enjoying the onsite Ice Cream parlour. Betty boasts a super comfy double bed downstairs and European sized bunks up top! Heating upstairs & Down, as well as heated blankets during colder months to keep it nice and cozy. Our unique Ecopod was handcrafted in Wales, it is beautifully insulated with sheep wool and has a lovely smell of wood. The large double glazing doors allow you to make the most of sunlight, you are in the sunniest spot of the garden! The village has everything you need, four independent coffee shops, one bakery and two supermarkets. Further down you have the beautiful Hurstpierpoint, Ditchiling and Lewes, if you fancy more action, Brighton is 10 minutes away. FULLY HEATED for colder days.

Comfy and cosy hut in stunning private location

The shepherd's hut is located in a private and peaceful spot on our smallholding, on the outskirts of the South Downs National Park. The hut has great amenities and is heated. It has great access to footpaths and local shops and pubs. We are fortunate enough to have some wonderful wildlife here, including deer, birds of prey and woodpeckers. As well as our rare breed sheep and pigs. Issy is a land agent and Geoff is a tree surgeon, so we have a keen interest in nature and the environment.

Idyllically situated down a quiet, magical lane, our oak-framed barn is surrounded by hills and woodland, with stunning views on all sides. There is instant access to beautiful countryside footpaths and bridleways. We are walking distance from a pub with a garden and good home-cooked food. Just an hour from London by train and 10 minutes drive from buzzy, cosmopolitan Brighton, we're also close to lots of pretty villages, lovely beaches, beautiful historic houses and gardens.

Green Park Farm Barn

In the heart of Mid-Sussex, our former dairy farm dates back to the early 1800's. The barn has been recently restored to provide 1000 sq ft of luxurious accommodation with wonderful views across the wheat fields to the west. Guests can enjoy countless walking and cycling trails from the front door. Brighton, historic Lewes, Glyndebourne, Hickstead and the South Downs are all a stones throw away. Gatwick is less than 30 mins by car and London a further 45 by train.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
