Restored Pump House on Country Estate

The Pump House is situated on a working estate in West Sussex. Formerly the Pump House to an old manor house, it has just been transformed in to a luxury 2 bedroom holiday cottage with an additional sleeping loft. It's the perfect romantic getaway or family bolthole. Every effort has been made to maintain the original character of the building by using reclaimed and sustainably sourced materials and local craftsmen. The Dog House is situated in a corner of our garden, in the beautiful Surrey village of Newdigate. Ideal for walkers and cyclists, the village has an award winning real ale pub with great food, a village shop and an Indian restaurant. There are nature reserves and stunning walks and only 15 minutes from Gatwick, access to the airport couldn’t be easier. The historic towns of Dorking and Reigate are a short drive away and have a great range of shops, restaurants and antique shops.

The Granary, Organic Vineyard stay with Pool.

Coes Farm offers 50 acres of absolute tranquillity in amongst nature, with a bit of luxury thrown in too! We have formal gardens and ornamental ponds, a large lake, plenty of woodland, open fields, an indoor saltwater swimming pool with hot tub, a tennis court and a games room which is resident in our Micro-Winery! We planted our 5 acre vineyard in Spring 2021 and extended the existing Orchard with cider varieties in 2023.
