Stylish Living in a Medieval Cottage
Head out on Angles Way and follow the Waveney river valley for an idyllic countryside stroll or take a trip to the beautiful Suffolk coast, then light the fire and curl up under the beams. Featured in a host of magazines, this bucolic abode combines period features and chic, contemporary design. Ivywood cottage is medieval in age, but contemporary in design, with luxurious finishes and fine detailing. The house is in a unique rural setting and was once part of the Gawdy Hall Estate. The house sits next to a beautiful 15th century church, set within a 3 acre church yard. Glorious and plentiful Waveney Valley walks in all directions. Guests have complete privacy and run of the house, including a private garden. We respect our guest's privacy, and are on call for any advice or assistance that you may need during your visit. The cottage is a short picturesque drive from the coastal gems of Southwold and Aldeburgh. Harleston and Bungay are quintessential English towns with charming independent stores, delis, family butchers, bistro cafes, pubs, restaurants, and tea shops. It's the countryside, most people drive. Diss is the mainline station between London and Norwich and is just 15 minutes by car. Cycling is very popular and the cottage is on a regular time trial route. Buses are very reliable and the village is well serviced making it easy to hop between Suffolk and Norfolk villages. There is fabulous walking from the cottage. Located in the Waveney Valley paths such as Angles Way which follows the Waveney river valley are right on your doorstep.

Just a twenty minute drive south west of Norwich, the Old Rectory is the perfect bolthole from which to discover Norfolk or just drop in on neighbouring Lotus Cars. From the well-appointed, private and spacious first floor annex in the West Wing of the house, guests are encouraged to explore our five-acre property comprising woodland, meadow and traditional walled garden. Whether you are single or travelling as a couple, the Old Rectory can offer you respite, privacy and comfort away from home.

The Old Dairy, a rural Norfolk hideaway
For over a hundred years, this characterful old dairy was where the cows were milked at Hawthorn Farm. Sympathetically and luxuriously converted into a two-bedroom cottage in 2017, it is self-contained and completely detached. Inside, original walls, beams and vaulted ceilings give it a spacious, airy feel. It has its own fully-equipped kitchenette, and a bathroom with a large shower, WC and basin. The spacious 18 x 14 foot carpeted living space has two huge comfy sofas and a table and chairs.

Kiln Cottage allows you to immerse yourself in a haven of wildlife and tranquillity, surrounded by beautiful countryside. Situated in the grounds of our 17th Century home, it is a private sanctuary, with high quality decor and all modern facilities. Wake up to the sound of birdsong whilst enjoying locally sourced artisan coffee and produce. This large vaulted space has an open-plan sitting and dining area, complete with separate fully fitted kitchen, bathroom and two luxurious double bedrooms.

The Little Barn, Topcroft, Artist’s home
The Little Barn, a 16th Century hideaway artistically restored, by a Suffolk artist. With no through traffic and no light pollution, silent evenings and clear night skies. Topcroft is a sleepy village beside the Waveney valley and 25 minutes from the medieval city of Norwich. You'll love this rural location. A large modern kitchen and a real woodburner in the large sitting room. A private patio outside with fairy lights at night, a bbq, firepit and private garden at the back of the property.

"The Cart Lodge" is a one bedroom detached, property with a guest Hot Tub situated close to the city of Norwich and about 30 minutes drive from the Suffolk Coastal towns of Southwold and Aldeburgh and close to the Norfolk Broads. The Cart Lodge is the perfect place to spend a few days and unwind whilst exploring the the local area. The town of Loddon lies just one mile away and has a variety of Shops, Cafes and Public Houses as well as a number of Takeaways. Fibre Broadband at the property.
